If you’ve called around Wollongong or Nowra asking “how much for a valuation?” and gotten three different answers, you’re not being messed around. You’re just being quoted correctly. A property valuation’s cost is driven by why you need it, not just what suburb you’re in.
At JacksonCo, we’ve been valuing property across the Illawarra, South Coast, Southern Highlands, Hills Shire and Bulahdelah for over 40 years. This guide breaks down what actually moves the price of a valuation in our region, organised the way our clients actually ask for it: by purpose. That way you can work out roughly what to budget before you request a quote.
Quick answer: What does a valuation cost?
Most residential property valuations in the Illawarra and South Coast fall somewhere between $450 and $1,200, depending on the purpose of the report. Purpose-specific reports such as family law, capital gains, commercial or rural typically start higher, from around $900 upward, because they carry additional analysis, evidence and, in some cases, legal responsibility.
These are general market indications, not a quote. Property valuation fees are property-specific. Location, land size, improvements, and how much comparable sales evidence exists all move the number. Request a fixed quote for your address, and we’ll tell you exactly what it will cost, with no obligation.
Why we price by purpose, not just property type
A lot of valuation cost guides sort by report format: desktop versus full inspection. That’s one way to look at it. But in our experience, the question that actually determines cost and complexity is who the valuation is for, and what they’ll do with it.
A valuation you’ll keep for your own records is a different job to one that has to hold up under scrutiny from the ATO, a state revenue office, a court, or another expert. That’s the lens we use with clients, and it’s the one this guide follows.
Property valuation costs by purpose:
| Valuation type | Typical cost range | Why |
|---|---|---|
| Residential valuation (pre-purchase/pre-sale) | $450 to $750 | Standard inspection, straightforward comparable sales |
| Pre-auction valuation | $450 to $750 | Similar scope to a standard residential report, time-sensitive |
| Stamp duty valuation | $600 to $900 | Must satisfy Revenue NSW's evidentiary requirements |
| Capital gains valuation (current date) | $600 to $900 | Detailed reasoning for ATO cost-base purposes |
| Capital gains valuation (retrospective/historic) | $750 to $1,500+ | Requires reconstructing historical sales evidence; older dates cost more |
| Strata valuation (insurance/sum insured) | $600 to $1,200 | Depends on number of lots and building complexity |
| Public housing rent review | Fixed fee, ask us | Standardised NSW Fair Trading process |
| Family law valuation (single-party or joint) | $900 to $2,000+ | Court-standard reporting; higher again if a conclave or court attendance is required |
| Commercial / retail valuation | $1,200 to $4,000+ | Lease review, income analysis, tenancy schedules |
| Industrial valuation | $1,200 to $4,000+ | Site-specific, depends on land use and improvements |
| Rural valuation (acreage, hobby farms, grazing land) | $1,000 to $5,000+ | Fewer comparable sales, land quality and improvements assessed separately |
These are indicative Illawarra/South Coast NSW market ranges for budgeting purposes. Every property and purpose is different. Request a fixed quote for an exact figure.
What actually pushes the price up or down
1. Who’s going to rely on the report
A valuation for your own peace of mind is one thing. A valuation that a court, an accountant, Revenue NSW, or another expert valuer might pull apart is another. The second kind takes more time to prepare properly and carries more professional responsibility. That’s reflected in the fee.
2. How far back the valuation date goes
Retrospective (also called historic or forensic) valuations, working out what a property was worth on a specific past date for capital gains tax or a deceased estate, take longer because we’re reconstructing a historical market from archived sales data rather than working from what’s currently listed. The further back the date, the more research is involved.
3. Property type and location
A standard three-bedroom home in Wollongong, Shellharbour or Kiama with plenty of recent comparable sales is quicker to value than an acreage property in the Southern Highlands or a rural holding near Bulahdelah, where comparable sales evidence is thinner and travel is a real factor.
4. Complexity of the improvements
Standard house, unit or townhouse valuations are the most straightforward. Strata schemes, mixed-use buildings, heritage-listed properties, and properties with unapproved structures or additions all take longer to properly assess and document.
5. Turnaround time
If you need a report urgently, ahead of an auction, a settlement, or a court deadline, that’s achievable, but expedited work is generally priced at a premium over standard turnaround. If you can, book earlier than you think you need to.
A regional note: why South Coast and Southern Highlands properties can cost more to value
This is worth calling out specifically for our area, because it’s a local factor that a national guide won’t cover. In most of Illawarra, this rarely applies.
Wollongong, Unanderra and Shellharbour have deep, active sales data. But once you move toward the Southern Highlands, the South Coast, or rural pockets near Bulahdelah, comparable sales can be thinner on the ground, particularly for acreage, hobby farms, or unique architectural properties.
That means more research time for the valuer, which is reflected in the fee, not because the property is harder to value, but because there’s less recent evidence to work from.
Why a bank valuation won’t help you here
If your bank has already valued the property for your mortgage, it’s tempting to assume you don’t need another one. You do, for anything outside the loan itself.
A lender’s valuation is commissioned by and addressed to the bank, prepared conservatively to manage the bank’s lending risk, and in most cases you can’t obtain a copy, let alone use it for a court matter, a tax return, or a family law settlement.
If you need a figure you can hand to a third party, you need an independent valuation prepared for that specific purpose.
Frequently asked questions
How much does a property valuation cost in Wollongong or the Illawarra?
Most standard residential valuations in the Illawarra cost between $450 and $900, depending on purpose. Specialised reports such as family law, commercial, or rural valuations typically start from $900 and can run considerably higher depending on complexity.
Is a valuation for stamp duty or capital gains tax more expensive than a standard valuation?
Usually, yes, but only modestly. These reports need to meet Revenue NSW or ATO evidentiary standards, so they include more documented reasoning than a straightforward pre-purchase valuation.
Why do family law valuations cost more?
A family law valuation carries a duty to the court, not just to the person who ordered it. The valuer must be prepared to disclose their full reasoning and, in some cases, attend a conclave or give evidence. That professional exposure is priced into the fee.
Do rural and acreage properties always cost more to value?
Generally yes. Fewer comparable sales, larger land parcels, and separate assessment of land versus improvements all add time. Travel to more remote parts of the South Coast, Southern Highlands or Bulahdelah region can also be a factor.
Can I use one valuation for two purposes, say, for my accountant and an SMSF audit?
Sometimes, but not always. A report prepared for one purpose and one recipient can’t automatically be relied on by another party. Tell us every intended use up front and we’ll advise whether one report will cover it or whether you need separate reports.
Does a higher fee mean a higher valuation figure?
No. A higher fee reflects more analysis, more evidence, or more professional responsibility, never a higher number. Our valuers report an independent market value regardless of what any party hopes to see.
